Can I use my current home and contents insurer?
It’s certainly worth speaking to them to see if they will extend your cover but you may get rejected when you explain what you want. It’s also important to be clear about the construction of your garden room as they will only reject any claims when you need them most if the declaration is wrong
Over the past few years a number of companies have become involved in garden office, garden room and outbuilding cover.
Brokers include - Shropshire-based Henshalls Insurance Brokers who market a specialist garden office policy.
John Lewis Home Insurance provides a high level of cover as standard along with flexible options to ensure you get the protection you need
NFU Mutual offer a selection of insurance policies that also cover car and home insurance, through to specialist thatch and 4x4 insurance
Are there any restrictions or conditions?
Some insurers may not cover your room in isolation – but they will extend the cover if they also insure your home and contents.
They will also want to be certain that the office construction is a proven design and professionally installed, using top grade materials. Doors should have as a minimum 5 lever mortise locks, toughened glass and lockable windows. They also want to see some form of regular maintenance to ensure your room is in perfect condition as well as proper certified electrics.
What about cover and excess?
Henshalls say Insurers often apply a higher excess for storm cover and may need a warranty for a flat roof inspection. However their policies cover most of the risks you would expect in a full commercial policy. There is also the option to include home insurance, other commercial liabilities and personal accident.
What sort of Cover is available?
A typical policy will cover the physical damage to a Garden room or contents as well as
• Window & door glass breakage
• Machinery Failure
• Personal Possessions
• Home Contents
There is also a business interruption, loss of income and cover if you need alternative accommodation. Employers and public liability is also available with along with Product cover
• Goods in Transit
• Legal Expenses
• Personal Accident
Pleased to say the insurance industry has now started to catch up with the need for proper professional garden office cover, but the choice is still very restricted
