Here we talk about everything you need to know about buying.
Choosing your office size
The size of your office or room will depend a lot on the size of your garden and your budget. From experience we would recommend around 2m x 2m as an ideal floor plan for a single desk. If you have a lot of furniture, then 3m x 2m should give you all the additional space you need. It all depends on what is essential for your job. Some people may be happy with just a simple desk and office chair!
As part of your research you may need to find out more about planning permission. In simple terms the rules on Permitted Development say, outbuildings must not take up more than fifty per cent of a garden. They must be single storey with a maximum eaves height of 2.5 metres or 4m overall with a dual pitched roof.
Planning permission may also be necessary if you live in a flat, listed building or conservation area. However a good company will always help you on this and Henley has a free planning service for customers
When building an office in the garden you need to consider the best orientation, as it will affect light and warmth, especially in the winter. South facing is the one of the best orientations; however you need to consider positions of windows and doors to capture the morning sun from the east and evening sun in the west. We also recommend a letterbox style ventilation window, which often goes in the solid back wall
It is important that your garden office is built on a sound site that it well drained. Garden offices are heavy and they can twist, causing all sorts of problems. There are two main foundation methods – adjustable plinths and solid concrete. Both systems have advantages, often depending on the site conditions, however all Henley models can be adapted to take whichever is best for you.
Once the project management team has approved the base and ensured that everything is ready, the fitters can begin to build an office in the garden! Installs usually take around a day, as we build the Studio from pre-manufactured panels, which means no mess and minimal disruption.
Once the office has been installed we connect the lights and sockets to your fuse box in your house, using armoured cable. Its completely safe to children and animals and we often use it to get a broadband signal to your Henley!
This takes a matter of hours and once it’s all been double checked, your garden office will be ready to use!
